An oceanfront neighborhood bordered to the south by Dewey Beach; to the north by SILA; and to the west by Dodds/Killens Additions.
Located outside of the municipal areas of Rehoboth Beach and Dewey Beach and a stunning location on Silver Lake and the Atlantic Ocean.
This neighborhood enjoys a nice wide beach within a 0-5 minute walk, and 20-30 minute walks to all the restaurants and shops of Rehoboth and Dewey Beach town centers.
Established circa 1925, Rehoboth by the Sea consists of single family homes, town homes and condominiums. An interesting real estate fact of this neighborhood, Rehoboth by the Sea Realty Company were the original developers and due to slow sales in the early years, they began to offer non-renewable land leases in the 1950’s and 1960’s. The majority of these were for a term of 60 years and many of the 200+ leases expire prior to 2025. Upon expiration, these home owners are required to vacate the property and restore the land to its original condition. Financing the “land lease” properties tends to be difficult and the majority of the buyers pay cash. The positives of “land leases” are prices being a fraction of an “in fee” property and the low lease rates. The average land lease in Rehoboth by the Sea is less than $1,000 per year.
